Rent & Payments
Q When is rent due?
Rent is due on the 1st of each month with a grace period through the 3rd. A $100 late fee applies after that. Set up autopay in your portal so you never miss a date.
Q How do I pay rent?
Through the AppFolio resident portal via ACH or debit/credit card. Additional options are available — contact the office for details.
Q Can I make changes to my apartment?
Minor changes like Command hooks or removable curtain rods are fine. For paint or fixtures, check with the office first — some may require move-out restoration.
Maintenance
Q How do I submit a maintenance request?
Log into the resident portal and submit a request with details and photos. You can also call us at (918) 664-1102 during business hours.
Q What counts as an emergency?
No heat/AC in extreme weather, active leaks or flooding, no water, electrical hazards, or lockouts. Non-urgent items are typically handled within 24–48 hours through the portal.
Gate & Access
Q How does gate access work?
You received a gate key and access code at move-in. Please don't share your code with non-residents.
Q What if I lose my gate key card?
Stop by the office or submit a request through the resident portal. Replacement gate keys are $85.
Q How do guests or deliveries get in?
Guests enter using the gate code you provide. Delivery drivers also use the gate code. For planned deliveries, you can contact the office to arrange access.
Amenities
Q What amenities are available?
Pool, 24/7 Cardio Center, Clubhouse, Dog Park, Resident Lounge with complimentary WiFi and coffee, Pet Waste Stations, and 24/7 Laundry Facility.
Q What are the pool hours?
The pool is open daily 7:00 AM – 10:00 PM. Pool rules are posted on-site and apply to all residents and guests.
Q Do you host resident events?
Yes! From Pizza Game Nights and Holiday Parties to Donut Days — check your resident portal for upcoming events.
Community Policies
Q What's the guest policy?
Guests are welcome. Stays beyond 14 consecutive days per month require prior notice to the office, as long-term guests must be added to the lease.
Q Is smoking allowed?
No — smoking inside units is prohibited at Stonebrook.
Q What are quiet hours?
Quiet hours are 10:00 PM – 8:00 AM. We ask all residents to be mindful of neighbors at all times, especially in shared-wall buildings.
Renewal & Move-Out
Q How much notice do I need to give?
Written notice to vacate is required at least 60 days before your lease end date, submitted through the resident portal or in writing to the office.
Q How do I protect my security deposit?
Document everything at move-in, keep the unit in good condition, and schedule a walk-through with our team before you leave. Watch Video 02 — Protect Your Deposit for full details.
